This is especially important if your property is a workplace or rented accommodation, as it is a legal requirement for you to take effective control measures against Legionella bacteria.
As an employer, landlord, or commercial property manager, you must appoint a competent person to help you meet your health and safety duties, and take responsibility for controlling any risk from exposure to Legionella. This is a legal requirement, as Legionnaires’ disease can be fatal - and should not be taken lightly.
The symptoms of Legionnaire’s disease begin similarly to the flu. If you’ve contracted the illness, you’re likely to suffer from:
- High temperature, feverishness and chills
- Cough
- Muscle aches
- Pneumonia
- Diarrhoea
- Signs of mental confusion
Whilst many people will make a full recovery from Legionnaires’ disease, in some cases, it can sadly be fatal. The risk of suffering from Legionnaires’ disease increases with age, but some people are at a higher risk than others. Including the following:
- People over 45 years of age
- Smokers and heavy drinkers
- People suffering from chronic respiratory or kidney disease
- Diabetes, lung and heart disease
- Anyone with an impaired immune system
The industry standard is every 2 years, but, how long is a piece of string? There is no definitive guideline for how often you should have a Legionnaires' Risk Assessment carried out. This is because some water systems are at much higher risk than others, and individual circumstances will vary. We advise taking a risk-based approach to assessment frequency.
There are three main steps involved during an assessment. The first involves reviewing your records and checking any previous assessments to ensure that all remedial work has been completed. Secondly, we’ll conduct a thorough physical assessment of your water systems and sampling of your water system. After this, we’ll create a detailed report of our findings.
